Buying in Turkey: a safe purchase, in the right order

The purchase itself is not the hard part - the details around it are.

The details that decide it

The purchase itself is not the hard part - the details around it are. The occupancy permit, debt secured on the unit, the correctly declared purchase price, and a tapu that eventually carries your name.

What should I check before buying?

  • The building has an occupancy permit (iskan).
  • There is no debt secured on the unit.
  • The seller genuinely has the right to sell.
  • The price declared to the authorities matches the actual purchase price.

We carry out all of these checks before you pay anything.

What is tapu?

Tapu is the official title deed in Turkey and shows who owns the property. It is only once the tapu is transferred to you that you formally own the apartment. We stay with you until that is done.

How the purchase goes

  1. Scoping conversation. We establish your budget, area, intended use and timeline. You get a realistic picture of what exists in your price range.
  2. Selection and viewing. You receive a considered shortlist — not 40 random listings. Viewings happen in person, or on video if you are abroad.
  3. Legal checks. Debt on the unit, occupancy permits, ownership and fees are all checked before you commit to anything.
  4. Reservation and contract. We negotiate the price and terms on your behalf and go through the contract with you point by point.
  5. Settlement and tapu. We follow the payment, the tax settlement and the registration until the tapu is transferred and the keys are yours.

Euro or lira?

Prices are often quoted in euro for international buyers, but the actual settlement usually takes place in Turkish lira at the prevailing rate. We explain how this is handled in your case, and what to watch for with the exchange rate.

How we help

We work through all of it before you pay anything, negotiate on your behalf, and stay with you until the keys are yours. Afterwards we take care of the practical side of owning the property.

Fees, DASK insurance and residence permits are covered in the guide “Buying property in Alanya: how it works, step by step”.

General information, not legal advice. Turkish rules, rates and fees change regularly. We always check the current rules for your case before we start.
